Providing and Leading with Expertise: EQUANS Supporting the Transition to Carbon-Free Real Estate
Aire Nouvelle provides its partners with the expertise of the EQUANS France group to develop, design, and validate all environmental aspects of a project—from its design and construction to the building’s energy mix and user mobility.
Working alongside the real estate developer seeking to best integrate a new building into the urban plan, the Aire Nouvelle teams will analyze the energy environment, the building’s integration into the overall mobility plan, and the site’s biodiversity to ensure that the architectural project presented serves as a model within a carbon-neutral city.
Its strength also lies in EQUANS France’s expertise across the full spectrum of technical systems—including innovation, design, engineering, construction, maintenance, operations, and financing—extending to the ability to guarantee the building’s long-term energy and carbon performance.

Founded in December 2016, Aire Nouvelle achieved its first major successes in the following months by winning, as part of a consortium, two of the most significant projects in the “Inventons la Métropole du Grand Paris” competition in Saint-Denis (176,000 m2) and Arcueil (82,000 m2).
With a portfolio now totaling nearly 500,000 m2 of projects in the Île-de-France region and across all regional metropolitan areas, Aire Nouvelle is experiencing very strong growth, driven by societal expectations regarding the environment.
Lille, Echo 10.9
A new lifestyle destination combining workspaces, dining, and leisure. 8,000 m² of office space, retail, and leisure facilities.

A multi-energy Smart Grid and a mobility hub serving a neighborhood with exemplary environmental performance, spearheading the Territoire de la Culture and Creation initiative: 176,000 m² of mixed-use development, including 110,000 m² of office space.

A pole of excellence in bioclimatic de3,350 m² of adaptable and reversible activity cells, creation of a tempered loop based on heat recovery.

Toulouse, Borderouge
Sustainable buildings in Occitanie.19,000 m² of commercial space, developed around a tree-lined garden in partnership with the National Museum of Natural History. Primarily wood-frame construction with a bioclimatic design, including 1,000 m² of photovoltaic panels.

Montpellier, Cambacérès
Mediterranean Sustainable Building. 8,000 m² of mixed-use commercial space along the highway. A wood-frame structure, 20,000 m² of photovoltaic panels on the roof and facade, extensive greening and digitalization are the hallmarks of this project.

An exemplary capacity for innovation
To achieve these ambitious environmental goals, Aire Nouvelle’s experts, supported by the group’s innovation labs team, are studying the potential offered by each site, with a particular focus on multi-energy smart grids, local renewable energy production methods, mobility, and biodiversity. Every project brings its own innovations!
Aire Nouvelle is contributing to the work being carried out within Efficacity on the launch of the Sustainable and Smart City label, which addresses issues related to climate change, resource consumption, and resilience. Aire Nouvelle is a partner of the Urban Biodiversity Chair at the National Museum of Natural History to promote biodiversity in its real estate projects. Aire Nouvelle is also a partner and contributor to the Smart Building Alliance (SBA) and the Booster du Réemploi, and a member of the Batiment Bas Carbone (BBCA) association.
