Dijon is committed to more sustainable and greener buildings
Partnership Between LCDP and AIRE NOUVELLE for an Exemplary Low-Carbon Complex
LCDP and AIRE NOUVELLE, the real estate development and urban planning subsidiary of EQUANS France, have signed a partnership agreement to transform the former CARSAT Bourgogne-Franche-Comté, which has been vacant for several years, into an exemplary low-carbon complex, thereby contributing to the region’s energy and digital transition.
Showcasing the economic vitality of the Cap Nord Economic Zone through a large-scale and bold project
After lying abandoned for many years, the building complex that once housed the pension fund is set to be revitalized.
The 18,000 m² building, spread over 6 floors within a 30,000 m² enclosed park, is located in the heart of a major business district (10,000 employees and more than 500 companies). The challenge for LCDP and AIRE NOUVELLE is to revitalize the area and make the building energy-efficient, sustainable over the long term, and capable of generating a portion of its own energy.
The renovation project will encompass the building’s architectural design and energy-efficiency upgrades, as well as the implementation of sustainable transportation infrastructure and the restoration of the site’s natural environment as a whole.
Building the Buildings of Tomorrow by Recycling Those of Yesterday
As part of the Dijon metropolitan area’s Smart City initiative, the redevelopment of the former CARSAT site will feature new facilities and a wide range of services designed to meet users’ evolving expectations for post-COVID office spaces.
In addition to the redesign of the main building, the project will include a range of facilities and services: a business incubator and coworking spaces, a restaurant with a terrace, meeting room rentals, an auditorium, a data center, a private daycare center, a fitness center, a concierge service, wellness areas, and a fitness center; and outdoors, a green patio, an urban micro-forest for relaxation, and recreational areas (a bandstand, a bocce court, a mini-soccer field, etc.).
The goal of this renovation is to create a flagship eco-building by ensuring the highest energy, environmental, and health standards, while also promoting the reuse and recycling of materials through a reuse initiative.
At a time when RE 2020 and ZAN are setting the stage for the commercial real estate of tomorrow, LCDP and AIRE NOUVELLE are forming a proactive partnership toward more sustainable construction and a greener city.
An Urban Project with a Promising Future
Named Tellus, after the Roman goddess of nature, this redevelopment project exemplifies innovative and visionary urban planning based on mixed-use development, and serves as a model of environmental responsibility and energy efficiency. The Tellus project will focus in particular on putting nature back at the heart of the urban environment.
