In Toulouse, Equans France lays the cornerstone for Harmony, its future office complex designed to optimize energy consumption
On October 12, 2026, Equans France laid the cornerstone for Harmony, in the presence of Jean-Baptiste de Scorraille, Deputy Mayor of Toulouse in charge of Urban Planning, Alain Gros, Director of the Greater South Region for the Buildings, Infrastructure & Services Division at Equans France, and the president of GB Immo. Located at 13 rue Paulin Talabot in Toulouse, this building will be able to accommodate up to 500 employees from various Group entities. The project combines environmental performance goals and spaces designed for collaborative work with technical installations provided by the Equans France teams.
A new venue to bring Toulouse's teams together
Developed by local real estate developer GB Immo, Harmony will offer approximately 5,100 m² of office space spread over five floors, located near the existing Basso Cambo, Golf Park, and Marestan sites.
It is scheduled for completion in the first quarter of 2028.
The building will house the local teams of Ineo, Axima, and Equans Digital.
To support daily commuting and the transition to a greener vehicle fleet, the site will feature 80 charging stations for electric vehicles upon opening, with infrastructure in place to expand the number in the future.
Equans France Overcomes a Technical Challenge in Reusing an SNCF Line
Harmony is aiming for BREEAM environmental certification at the “Very Good” level. The project is designed to comply with the RE2020 environmental regulations.
The construction plan calls for the reuse of the existing structure already on the lot. This approach will allow for the reuse of concrete beams covering nearly 2,500 m², thereby preventing the emission of approximately 100 kg of CO₂ equivalent.
The facades were designed to reduce the carbon footprint of the glazed surfaces while ensuring thermal comfort. The site study also made it possible to adjust the building’s orientation and the layout of outdoor spaces to make the most of natural conditions, particularly sunlight.
In terms of energy, Harmony aims for an energy consumption of 106 kWh per square meter per year, which is 20% less than a comparable building meeting the requirements of the 2012 thermal regulations (RT2012), which govern the energy performance of new buildings. This project reflects Equans’ commitment to optimizing the costs and carbon footprint of its real estate portfolio.
Equans France’s expertise is drawn from its own offices
The teams at Equans France install heating, ventilation, air conditioning, and electrical systems, as well as charging stations and solar panels.
Heating, air conditioning, and ventilation will be tailored to the needs of the spaces and their occupancy. Heat recovery from exhaust air will help reduce energy consumption.
The photovoltaic system will have a capacity of 14.5 kWp, with an annual output estimated at 17,500 kWh.
“ Harmony will allow us to bring our Toulouse teams together in spaces tailored to their activities and facilitate collaboration across our business units. By handling the building’s technical installations ourselves, we’re applying the expertise we provide to our clients to our own offices. Our goal is to manage energy consumption over the long term, with measurable performance metrics and ongoing monitoring after the building is operational. ”
