Aventim, in a joint venture with Aire Nouvelle, has signed an agreement with Atland Voisin and My Share Company for the sale of Building B1 in the Hope development, located on the La Borne de l'Espoir site in Villeneuve d'Ascq
AVENTIM, a real estate developer and project manager, and Aire Nouvelle, Equans France’s low-carbon real estate development and project management subsidiary, signed an agreement on Monday, January 30, an agreement for the sale of Building B1 in the HOPE development, with a gross floor area of 5,700 m², located in the Parc de la Borne de l’Espoir in Villeneuve d’Ascq (59).
A three-way deal
The first step—and by no means the least—was the signing of the BEFA agreement with ENEDIS, which took place on December 23. In fact, the renowned company will establish its regional headquarters in 4,300 m² of gross floor area within Building B1 by the end of 2023.
This move was confirmed by the signing, this Monday, January 30, of the sale of Building B1 of the HOPE project—with a total gross floor area of 5,700 m²—to the management companies ATLAND VOISIN and MY SHARE COMPANY on behalf of the SCPI Epargne Pierre and MyShareSCPI real estate investment trusts. This marks a significant milestone in the project’s development and marketing.
A building that is partially wood-frame
Designed by the architectural firm AVANT-PROPOS, the HOPE project is an office complex with a total floor area of over 17,000 m² GFA spread across three buildings, of which 10,000 m² GFA are constructed using a wood-frame structure and bio-based materials.
Buildings B2 and B3 will house Vilogia’s headquarters across 11,314 m² of gross floor area, while Building B1, with a total area of 5,700 m², will welcome its first tenant, ENEDIS, across nearly 4,300 m² of gross floor area, under a fixed-term lease of 9 years.
Offices Designed to Improve Quality of Life at Work
As part of the City of Villeneuve d’Ascq’s “Grand Angle” project, which aims to redevelop the neighborhood into a more attractive gateway to the city, the HOPE project is aligned with this initiative. Set within a park spanning more than 10 hectares, this development will include dining options to provide users with maximum comfort.
Certified to BREEAM Excellent, E2C1, and RT2012 -30%, and designed with the well-being of its users in mind, the site will feature walkways that allow for smooth and harmonious movement. Spacious, green terraces and a landscaped central courtyard covering more than 1,000 m² of gross floor area will enhance the experience and breathe life into the site as a whole.
Construction is currently in full swing, with delivery scheduled for Q4 2023. The superstructure is complete, and construction of the wood-frame office buildings is underway... The buildings are taking shape week by week. Building B1 still has 1,330 m² of gross floor area available for lease.
The buyers were advised in this transaction by the law firm Acte 2 (Attorney Marie-Laure Baffoy), and Valorisation et Développements for the technical aspects. The seller was advised by the law firm TSD (Attorneys Anthony Scrive and Anne-Claude Marcault).
