Mirabeau Tower (Marseille): A Smart Building by Equans France
Equans France is participating in the construction of the Mirabeau Tower, the third-tallest tower in Marseille. This large-scale project was launched by CMA CGM and Bouygues Immobilier. The contract we won for the fluid macro-lots showcases our expertise in smart buildings.
Exceptional logistics for this next-generation tower
Standing 85 meters tall and featuring 21 floors, the Mirabeau Tower was designed to accommodate new ways of working. Equans France’s recognized expertise in smart buildings will help make this tower a benchmark in environmental performance. In total, 21,800 m² of floor space will soon be constructed. The partnership between Equans France, CMA CGM, and Bouygues Immobilier allows us to address all specific requirements thanks to our technical expertise. Completion is scheduled for 2023.
Our HVAC and electrical engineering teams, along with our fire safety experts, are working together to meet this dual challenge of optimizing resources and improving the workplace. With the support of our specialists, we have utilized BIM (Building Information Modeling) technology to propose tailored solutions that prioritize local resources.
Expertise Mobilized
We are responsible for the CFO-CFA, HVAC-Smoke Exhaust, Plumbing, Fire Safety, and Building Management Systems (BMS) packages, and we are applying several areas of our expertise to this tower. To meet the project’s goals, we are designing innovative systems, such as radiant ceilings, and optimizing existing infrastructure. As a result, specific solutions have already been proposed, such as heat generation via the Thassalia seawater network, which uses marine thermal energy to reduce greenhouse gas emissions by 70 percent.
Because safety is a priority, studies have already been initiated. Our expertise in fire safety and building management systems, smoke exhaust, and plumbing will ensure reliable and durable systems. The Mirabeau Tower exemplifies the challenges of Smart Building: creating attractive living and working spaces by equipping these buildings with smart, custom-designed systems. This 38-month contract to build the city’s third-tallest tower on the Marseille waterfront represents a true solution for the future.
