Parenthèse, a new hybrid workspace and winner of the 2022 Developers' Competition

AVENTIM, a global real estate operator, in a joint development with AIRE NOUVELLE—EQUANS France’s low-carbon real estate development and planning subsidiary—announces the development of the “Parenthèse” project in Marcq-en-Barœul (59). Winner of the 2022 developer rankings, this new hybrid space—spanning over 6,550 m² of gross floor area (GFA)*—is scheduled for completion in late 2024. The project emphasizes mixed-use development, prioritizing the experience and well-being of its future users as well as environmental excellence.

A strategic location in the heart of the Grands Boulevards

Parenthèse is a project ideally located on the Grands Boulevards. With excellent transit connections—including a tram stop right at the building’s doorstep and direct access to major roadways—this highly sought-after area, particularly among large corporate clients (more than fifteen), is experiencing strong demand. With a 26% increase in the number of commercial real estate transactions in 2021, it is the second-leading area for commercial real estate investment in the Lille metropolitan area, after Villeneuve d’Ascq**.

Sustainable design, renewable energy, and sustainable transportation: a winning trio for sustainable cities

For this new collaboration, AVENTIM and AIRE NOUVELLE are setting the bar high for their environmental goals:

  • Designed as a hybrid wood/concrete structure (with nearly 2,000 m² of gross floor area made of wood, equivalent to 300 m³)
  • Materials sourced from French forests certified by PEFC or FSC through AVENTIM’s local partners
  • E3C1 label, BREEAM Very Good certification targeted
  • Spacious bike storage areas and related services facilitating the use of sustainable transportation (adjacent showers, lockers, etc.)
  • Installation of photovoltaic panels on the roof and provision of electric vehicle charging stations
  • Implementation of a sustainable ventilation system that enables controlled energy consumption while providing excellent thermal comfort

“Parenthèse is a showcase project demonstrating not only our expertise but also our commitment to encouraging users to adopt more sustainable behaviors and to promote sustainable transportation. With a tram stop right at the building’s entrance connecting the site to downtown Lille in just 15 minutes, we have, for example, reduced the number of parking spaces,” says Nicolas Demonchaux, Chief Operating Officer at AVENTIM.

This synergy of expertise enabled the Marcq-en-Barœul project to be named the winner in the “Architecture – Commercial” category of the 2022 real estate developer rankings.

A flexible building designed with the well-being of its occupants in mind

Designed by Coldefy & Associés Architectes Urbanistes, Parenthèse is a fully modular project. Spanning five floors, this vibrant space—bustling day and night—will combine open and ultra-bright workspaces, along with amenities and restaurants at the base of the building.

Adaptable to changing needs, the floors can be divided by level, making it possible to accommodate both a corporate headquarters and multiple tenants. In addition, a versatile space on the ground floor beneath the atrium allows for the hosting of various events.

Designed to promote a high quality of life at work, the spaces feature large floor-to-ceiling windows that let in natural light and maximize daylight hours. Exposed wood and spacious green terraces—including a rooftop terrace—will enhance the experience for future occupants.
