“Les Lumières Pleyel”: Launch of the real estate development, which currently includes the largest number of BRS housing units in the Île-de-France region
The Les Lumières Pleyel Consortium, led by Sogelym Dixence in partnership with Crédit Agricole Immobilier, Européquipements, and Aire Nouvelle—Equans France’s low-carbon real estate development and property management subsidiary—announces the launch of sales for “Les Lumières Pleyel” on April 14. This residential complex, comprising 481 new housing units—including 116 under the Bail Réel Solidaire (BRS) program—is located in the heart of the Pleyel neighborhood in Saint-Denis (93). With construction scheduled to begin this year, the first units will be delivered as early as 2027.

A New Model of Urban Diversity
The Les Lumières Pleyel Consortium is utilizing the Bail Réel Solidaire (BRS) program to facilitate access to ownership of new apartments—ranging from simple studios to 5-room duplexes with balconies, terraces, or sunrooms—to households that meet specific income criteria. Established under the ALUR Law, the BRS program separates the land from the building, thereby significantly reducing the cost of homeownership. Subject to income requirements, households purchase the building structure of their properties. The land, however, remains the property of a state-approved solidarity-based land organization (OFS), to which the buyer pays a monthly fee.
