Stronger Collaboration to Scale Up Decarbonization in the Real Estate Sector
Following a successful initial collaboration on the renovation of a Parisian building, Swiss Life sought to implement a systematic approach to reduce the carbon emissions of its real estate portfolio.
The main challenges of the project are:
- Compliance with regulatory requirements under the BACS and Tertiaire decrees to improve technical management and reduce energy consumption.
- Cost optimization in the context of continuously rising energy prices and striking a balance between the design and construction phases.
- Significant reduction in the carbon footprint, with a target of a 30% reduction, while enhancing the ESG value of real estate assets.
A comprehensive and innovative approach led by a consortium of experts to reduce the carbon footprint of the real estate sector
This project illustrates the strength of a partnership between Bouygues Energies & Services, AEGE, and Carbon Shift—all subsidiaries of Equans France—which are combining their complementary expertise to support Swiss Life Asset Managers France in an ambitious industrial initiative to decarbonize its real estate portfolio:
- Technical management and HVAC/BMS work: Bouygues Energies & Services is carrying out the heating, ventilation, and air conditioning work and installing the Building Management System, ensuring centralized energy optimization.
- Work on the building envelope: AEGE works to reinforce insulation, replace windows and doors, and perform secondary construction work.
- Energy strategy and management: Carbon Shift develops the overall strategy, conducts energy audits, and defines a real estate master plan to guide the long-term carbon reduction trajectory.
- Innovative Contract Model: Bouygues Energies & Services enters into an energy performance contract, guaranteeing measurable results in terms of reduced energy consumption and carbon emissions. This approach ensures seamless alignment between design, construction, and the future operation of buildings.
Swiss Life Asset Managers France is rolling out a program aimed at reducing the carbon footprint of a select group of real estate assets under management by up to 30%
This ambitious program complies with current regulations and aims to reduce the carbon footprint of a selection of real estate assets managed by Swiss Life Asset Managers France by 30 percent. It also improves the non-financial (ESG*) quality of the assets, a valuation criterion that is increasingly valued by investors. The project streamlines building management by bringing all stakeholders together under a single point of contact, thereby facilitating coordination and cost control, while benefiting from the support of Energy Savings Certificates (CEE).
