AVENTIM Announces the Sale of 11,314 M2 SDP to VILOGIA
AVENTIM, a real estate developer and project manager, announces the sale of 11,314 m2 of gross floor area to VILOGIA to house its future headquarters. Located within the HOPE building next to the Grand Stade Pierre Mauroy in Villeneuve d’Ascq (59), this is an off-plan sale (VEFA) scheduled for delivery in late 2023.
A BUILDING PARTLY CONSTRUCTED WITH A WOOD FRAME
Designed by the architectural firm AVANT-PROPOS, HOPE is an office complex with a total floor area of more than 17,000 m² gross floor area (GFA), including 10,000 m² GFA constructed with a wood-frame structure, spread across three buildings.
Vilogia will occupy buildings B2 and B3, covering a gross floor area of 11,314 m², of which more than one-third—4,300 m²—will be constructed using a wood-frame structure and bio-based materials.
OFFICES DESIGNED TO ENHANCE THE QUALITY OF LIFE AT WORK
As part of the City of Villeneuve d’Ascq’s “Grand Angle” project, which aims to redevelop the neighborhood into a more attractive entrance to the city, HOPE is a key component of this initiative. Set within a park spanning more than 10 hectares, HOPE will be complemented by a range of services designed to provide residents with greater comfort.
Certified to BREEAM Excellent, E2C1, and RT-30% standards, and designed with the well-being of its users in mind, the site will feature walkways that allow for smooth and harmonious movement. Spacious, green terraces and a landscaped central courtyard spanning over 1,000 m² will enhance the experience and provide a breath of fresh air.
“The arrival of an end-user buyer—an economic and social player already familiar with this area—as the primary occupant of the HOPE project is a key factor that will contribute to the success of this future urban development. More broadly, this presence will reinforce the redevelopment of the land that will be freed up after the relocation of the Leroy Merlin store, transforming it into a fully-fledged mixed-use neighborhood.
This is a decisive factor in the programmatic equation that will breathe life into this new part of the city and tie together future program elements, such as retail, services, and dining. We aim to integrate the stadium and its plaza into the city and its daily life. ” says Christophe Janet, Managing Director and Partner at AVENTIM.
As the planning phase comes to a close, construction will begin in February 2022, with delivery scheduled for late 2023.
Building B1, with a gross floor area of over 5,700 m², is still available for sale (delivery by the end of 2023 is also guaranteed).
