The Terra Building: A Vision of Innovative and Environmentally Friendly Architecture!
In collaboration with Nexity and the Cirrus Pegase Group, Aire Nouvelle, Equans France’s low-carbon real estate development subsidiary, delivered the largest wood-frame building in Occitanie on March 21.
Located just a short walk from the Montpellier Sud de France high-speed rail station, in the expanding Cambacérès urban development zone, the building is designed to accommodate its occupants with 7,356 m² of office space spread over six floors and 99 m² of retail space.
This project aligns perfectly with the methodology that guides the real estate development company: the “Boussole Aire Nouvelle.” Based on four pillars (energy, mobility, materials, and biodiversity), this approach enables each project to be custom-designed and fully integrated into a sustainable framework.
The Terra building is part of the “Materials” initiative, featuring an imposing 8,500 m² wooden structure. It has been certified as BBCA, a testament to our organization’s commitment to the energy transition and a mark of the Terra building’s excellence in terms of its carbon footprint.
The project’s “Energy” pillar is characterized by its connection to the district heating and cooling network, as well as the installation of 400 m² of photovoltaic panels on the building’s roof. The Cambacérès neighborhood will also benefit from its own geothermal power plant.
Its construction method made it possible to reduce construction time, costs, and on-site disturbances while ensuring optimal quality. Several environmental certifications have been obtained.
The Terra project combines accessibility and modernity. This workplace is focused on the well-being of its occupants and is designed—thanks to its amenities (terraces, wooden loggias, and a green central courtyard)—to promote relaxation and productivity.
Terra is an outstanding project in its low-carbon approach; it promises value and quality of use for its future occupants, enhanced by a truly beautiful architectural design. Ludovic Mouly
Following the delivery of Terra, the subsidiaries Ineo and Axima were selected to handle the interior fit-out of its offices.
Ineo was responsible for the electrical installations and communication systems for a 21-month project. The company’s teams focused on reducing the environmental impact and optimizing energy performance, while adhering to the Green Construction Charter.
Axima, for its part, carried out the HVAC and plumbing work over a 24-month period. The Montpellier office used innovative technologies and environmentally friendly solutions to ensure thermal comfort and air quality, and to reduce the project’s carbon footprint.
